Phibsborough Shopping Centre 

Planning

BSM were appointed as Planning Consultants to the redevelopment of Phibsborough Shopping Centre, Dublin 7. Planning permission was granted by both Dublin City Council and An Bord Pleanála, following third party appeals and an Oral Hearing, for a mixed use scheme of commercial office, retail, student accommodation of approx. 300 bed spaces, and community facilities, with new public realm introduced as part of the remodelling proposals.

The complexity of the remodelling of the existing centre, with the introduction of new development to the site, requires effective channels  of communication are established between the Design and Client Teams, to ensure that all existing trading agreements are acknowledged and incorporated into the remodelling and redevelopment proposals. Significant engagement and negotiation with Dublin City Council was required, to incorporate the City’s plans for the redevelopment of the adjacent Dalymount Stadium, currently in the ownership of the City. The project is currently in the Strategic Housing Development.
