The site comprises c. 4.35 hectares of brewery buildings - some modern and some in disrepair - and extends to the southern part of the long-standing Guinness brewery. The Guinness Storehouse and Sky Bar are at the southwestern corner of the site.

The scheme will build on the built and cultural heritage of the site, opening up long-closed streets and spaces to create a vibrant, new city quarter that will be a destination in its own right and including c.600 high quality residential units within a range of blocks and set within high-quality public open spaces.
